Spalling, cracking, and loose brick mean different things
Spalling occurs when the brick face breaks or flakes away, often after repeated moisture exposure. A crack through one brick can be localized, while a crack continuing through multiple bricks and mortar joints can suggest movement. Loose units or open gaps allow more water into the wall. The pattern, depth, and surrounding condition matter more than the number of visibly damaged faces.
Brick replacement versus tuckpointing
Tuckpointing renews deteriorated mortar joints while retaining usable brick. Brick replacement removes damaged units and fills those openings with suitable replacement masonry. Many chimneys need a combination, but replacing brick does not automatically renew every joint, and new mortar alone does not restore a brick whose body has deteriorated.
Matching old masonry has practical limits
Brick size, color, texture, absorption, age, and weathering affect compatibility and appearance. A new unit may change as it weathers, while an older discontinued brick may not have an exact current match. The repair area should also use mortar compatible with the surrounding masonry; appearance is only one part of the decision.
What affects the estimate?
Number and location of damaged units, chimney height, access, depth of deterioration, mortar condition, sourcing, water exposure, crown condition, and whether movement is present can affect the proposed work. A larger rebuild belongs under chimney rebuilding when isolated replacement cannot address the condition.
