Chimney Rebuild in Sanford, FL

A Sanford chimney rebuild should be bounded by sound, stable construction rather than a preset number of courses. Damage concentrated above the roof can support an upper rebuild, while mortar loss below flashing, full-face spalling, stepped cracks, or movement can carry the boundary farther down. The new masonry must remain coordinated with the flue, crown, shoulders, and roof connection so the reconstructed section sheds water and aligns with what remains. A framed chase requires a different approach involving sheathing, exterior finish, top metal, and a listed vent rather than brick replacement. Seminole County weather explains exposure but does not determine the extent by itself. If the stack is visibly leaning, shifting, or dropping material, keep people away from it. The immediate hazard and the location of a dependable base come before ordinary material or scheduling decisions.

A partial rebuild above the roofline and a more extensive reconstruction have very different scopes. The remaining masonry, access, debris removal, and connections to the roof and vent system all matter. The estimate should identify the portion being removed and retained, with any additional work subject to approval if hidden damage is exposed.
