What the crown is — and why it fails first
The crown is the sloped concrete or mortar slab that tops the masonry chimney, shedding water away from the flue and off the sides. It is not the cap — the cap is the metal lid over the flue opening; the crown is the shoulders around it. Between them they are the chimney’s roof, and the crown is the part that fails first on most Florida chimneys.
It fails first because it takes the worst of everything. It is horizontal-ish, so water sits on it instead of running off a vertical face. The spread between tiers is the practical takeaway: catching crown damage early is routinely a five-to-tenfold saving versus catching it late. The signature shortcut is a smear of roofing tar or hardware-store caulk across the cracks. It looks watertight for a season.
