How relining is priced, and how to read the quote
A reline is priced off a spec sheet, not off a chimney type. Flue height and diameter set how much stainless the job consumes; offsets decide whether a rigid run is possible or flexible liner is required; and the appliance the flue serves dictates the diameter, because an oversized liner cools flue gas, invites condensation, and breeds creosote faster than the liner it replaced. Alloy grade moves with location: 316 marine-grade is the honest call in salt air, 304 is reasonable well inland. None of that can be settled over the phone.
A complete relining estimate identifies the proposed alloy grade and liner diameter, rigid or flexible construction, insulation method if applicable, treatment of existing damaged tile, connection components, debris responsibility, and any job terms offered. A vague quote that says only "stainless liner installed" leaves important scope decisions unclear.
A reline quote that undercuts every other bid usually bought that gap somewhere specific: aluminum where stainless belongs, standard alloy on a coastal roof, insulation deleted from a wood-burning flue, tear-out skipped so a smaller liner can be forced past broken tile, or the old plate and cap reused. Ask what the price covers if the flue turns out to be obstructed or offset, and ask whether crown, cap or sweep work can ride along on the same mobilization: work done on one setup costs less than calling a crew back for each item.

What relining actually is
The liner is the inner channel of your chimney: the surface that smoke and combustion gases actually touch. In most Florida masonry chimneys it is clay tile, stacked in sections with mortar joints; in prefab fireplaces it is a metal pipe. Relining means giving the chimney a new inner channel, and in practice that almost always means running a continuous stainless steel liner down the full height of the flue and sealing it at both ends.
It is a genuinely big job. The old flue has to be measured, sometimes cleared of broken tile, the new liner fed down from the roof, insulated where the fuel type calls for it, and fitted with a new top plate, cap, and connection at the appliance. Done right, the chimney is effectively renewed from the inside, which is why relining, not rebuilding, is usually the answer when the inside of a structurally sound chimney has failed.
Fireplaces are not the only flues that need this. Plenty of Florida homes vent a gas furnace or water heater into an old masonry chimney, and modern gas appliances produce cooler, wetter exhaust than the flue was built for. That condensation is acidic, and it eats unlined or clay-lined flues from the inside. Gas relines are usually smaller-diameter and cheaper than wood-fireplace relines, but the sizing rules are strict: this is exactly the kind of job where the right spec matters more than the brand of the pipe.
Why liners fail in Florida
The classic Florida failure is slow and chemical, not dramatic. Creosote and soot are acidic. In a flue that burns a dozen nights in January and then sits closed up in 90-percent humidity from March to November, that acid stays damp and works on the mortar joints between clay tiles all summer. Year over year the joints wash out, tiles crack and shift, and gaps open, gaps that can let heat and carbon monoxide reach the framing around the chimney.
Water finishes the job. A cracked crown or missing cap lets daily summer downpours run straight down the flue, and wet clay tile spalls (flakes apart). In the Panhandle, the occasional hard freeze speeds this up by turning absorbed water into ice inside the tile. A chimney fire is the fast version: even a small one can crack every tile in the flue in minutes. And plenty of older Florida chimneys were simply built with no liner at all, which modern codes and NFPA guidance treat as a problem worth fixing before the next fire is lit.
Why relining sits at the top of the ladder
Relining is the most expensive routine job in chimney work, and it is fair to know that walking in. A straightforward stainless reline of a typical single-flue home chimney is the baseline version of it. Tall chimneys, large flues, insulated systems, and difficult tear-outs all push above that baseline, because each one adds either material by the foot or hours at the top of a ladder. Cast-in-place relining (pouring a new ceramic flue inside the old one) sits above stainless again and suits a narrower set of chimneys.

What moves the price
Height and diameter set the baseline, because you are buying stainless steel by the foot and labor by the hour. A one-story ranch flue is a different job from a tall two-story chimney. Offsets matter too: a flue that bends partway up takes more time and usually calls for flexible liner where a straight run could use rigid.
Material grade matters most on the coast. Standard 304 stainless handles wood smoke well inland, but within a few miles of the Atlantic or the Gulf, salt-laden air works on every metal part of a chimney. There, 316-grade (the marine alloy) is the right spec for liners, caps, and top plates. It costs more per foot, and it is worth it, because replacing a corroded liner twice is the most expensive way to buy one.
The condition of the old flue is the wildcard. If broken clay tiles must be ground out to make room for a properly sized insulated liner, that is real labor at the top of a ladder. Insulation itself (a wrap or poured mix around the new liner) is required for many wood-burning setups and improves draft in any case, but it adds material and can force the tear-out. Access rounds out the list: steep roofs, barrel tile, and tight chases all add time.
Repair or reline? A simple framework
Not every damaged liner needs full replacement. A few open mortar joints in an otherwise sound clay flue can sometimes be resealed from inside. But some situations make relining the only honest recommendation: cracked or shifted tiles after a chimney fire, widespread joint erosion, an unlined flue serving a wood fire, or a new insert whose flue-size requirement no longer matches the old chimney. An oversized flue is not a bonus: it cools the smoke, breeds creosote, and drafts poorly.
The deciding evidence should come from an actual look inside your flue, explained to you in plain language before anyone talks price. Be wary of a reline recommendation made from the ground in ten minutes. Be equally wary of a patch quote for a flue that has visibly failed: a cheap fix on a compromised liner leaves the real problem, heat and gases reaching where they should not, completely unsolved.
Where the cheap option backfires
The common false economies in relining are bare aluminum liners used where stainless is called for, undersized liners forced into service, skipped insulation on wood-burning flues, and new liners stuffed down a flue full of broken tile without clearing it. Each one saves real money on day one. Each one tends to resurface as poor draft, smoke in the room, accelerated creosote, or a corroded liner years before its time, on the coast sometimes within a handful of seasons.
A stainless reline is a major repair that should be scoped carefully. The estimate should identify the proposed liner material and installation requirements so proposals can be compared on the same basis. Any workmanship warranty applies only when its terms are included in the job agreements.
When you compare bids, compare the spec sheet, not just the total. Alloy grade, liner diameter, insulation yes or no, tear-out included or excluded, and what happens at the top: new plate and cap, or reuse of the old ones. Two quotes far apart on the total are frequently describing two different jobs, and the spec sheet is how you find out which one.
