On an older chimney, an inspection may need to consider conditions newer construction does not have. Where a stack carries more than one flue (a fireplace beside an old heating flue), the abandoned one may still be an open top feeding water into the masonry, and a breach between flues can let one appliance vent into the other's path. Clay liners can be thin, cracked at the joints or absent, and none of that shows from the firebox. Clearance is the other item, because older framing was sometimes built hard against the masonry, and heat passing through a cracked flue into wood is a concealed hazard.

An inspection for routine use is not necessarily the same scope as investigating a leak, a reported chimney fire, or a change of appliance. The reason for the visit and access to the system determine what can be examined. Ask what the inspection will document, which areas cannot be reached, and what further investigation would cost separately.
