Why this conversion is so popular in Florida
The wood-to-gas conversion makes more sense in Florida than almost anywhere else, and the reason is how fireplaces actually get used here. In most of the state, a fireplace runs a handful of evenings a year: a cold snap in January, a holiday gathering, a rainy February night. That usage pattern is a poor match for wood, which means sourcing firewood, storing it somewhere dry in a climate where nothing stays dry, keeping it away from the house so it does not become a termite and roach hotel, tending the fire, and cleaning up ash, all for a fire you light six times a year.
Gas flips that equation. The fire starts with a switch or remote, burns for exactly as long as you want, and shuts off completely: no coals to babysit, no ash to sweep. For occasional, atmosphere-first use, which is what most Florida fireplaces are, gas delivers most of the experience with a fraction of the effort.
There is a maintenance dividend too. A gas flame burning cleanly does not produce creosote, the flammable tar-like residue that wood smoke deposits in a flue and that drives the wood-burning cleaning schedule. Gas equipment still needs periodic professional service, but the character of the upkeep changes from “sweep the flammable buildup out of the chimney” to “keep the appliance tuned. ”
The options ladder: three ways to go gas
A “gas conversion” is not one project. It is three very different projects that get discussed under one name, and sorting out which rung of the ladder you actually want is the most useful thing you can do before calling anyone. At the bottom is a gas log set: ceramic logs and a burner placed inside your existing open firebox. In the middle is a gas insert: a complete sealed gas fireplace, in its own metal box with a glass front, slid into the old firebox and vented through the chimney. At the top is a full conversion: removing the old fireplace arrangement and building in a new direct-vent gas fireplace, which is remodel territory.
The rungs differ in cost, in how much heat you actually get, and in how much of your existing chimney the project touches. Broadly: logs are the cheapest and most cosmetic, inserts are the efficiency play, and a full conversion is for people redesigning the room anyway. When the goal is ambiance a few nights a year, most Florida conversions land on one of the first two rungs.
Gas logs: the simplest step
A vented gas log set is the closest thing to keeping your fireplace exactly as it is, minus the wood. The firebox stays an open fireplace; the logs and burner simply replace the grate. The flames are the most realistic of any gas option because they are real, lazy, yellow flames, and for the same reason, the fire behaves like a wood fire in one important way: it sends most of its heat up the flue. Vented logs are an ambiance product. In Florida, where heat is rarely the point, that is often exactly right.
One detail matters more than any other with vented logs: the damper. With wood, you close the damper between fires. With vented gas logs, standard practice is to fix the damper permanently open (usually with a clamp) so combustion gases can never be trapped in the house by a closed or half-closed damper. That is a real tradeoff in an air-conditioned Florida home, because a permanently open flue is a permanent hole in the building envelope. The common answer is a top-sealing damper at the top of the flue or a well-fitted set of glass doors to manage the leakage when the fireplace is idle.
You will also hear about vent-free (unvented) log sets, designed to operate with the flue closed, releasing their combustion products (including a good deal of water vapor) into the room. They put out real heat, but the moisture and indoor-air-quality tradeoffs deserve honest thought in a humid state, and whether they are permitted at all varies by jurisdiction. Ask a local pro what your municipality allows before assuming vent-free is on the table.
Gas inserts: the middle path
A gas insert is a fundamentally different machine: a factory-built, sealed gas fireplace engineered to be installed inside an existing masonry or factory-built firebox. The glass front stays closed, the fire draws its combustion air from outside, and the unit is designed to push heat into the room rather than up the chimney. If you actually want warmth on Florida’s cold nights (and in North Florida there are enough of them to care), an insert is the rung that delivers it, usually with a thermostat, a remote, and a blower to move the warm air.
The installation is more involved than logs because the venting changes. Most modern inserts are direct-vent: two runs of flexible liner go down your existing flue, one carrying exhaust out and one drawing fresh air in, connected to the sealed unit below. Your old flue becomes the chase for the new venting rather than the exhaust path itself. That is also why the condition of the existing chimney still matters: the liners need a clear, sound flue to travel through, and the top of the chimney gets a new termination cap suited to the system.
The sealed design solves the damper problem neatly: because the insert has its own dedicated venting, the old throat damper is out of the picture, and the firebox around the insert is closed off. No permanently open flue, no conditioned air pouring out of the house all summer.
Full conversion: replacing the fireplace itself
The top rung is removing the existing fireplace arrangement and installing a new built-in direct-vent gas fireplace. This is the option people choose when the fireplace wall is being remodeled anyway, when the old firebox is too damaged or oddly sized to accept an insert, or when the design goal (a long linear flame, a two-sided unit, a modern surround) simply cannot be achieved by working inside the old opening.
Be clear-eyed that this is construction, not an appliance swap. It typically involves demolition of the old surround, framing, new venting (direct-vent units can often vent through a wall rather than the roof, which opens up layout options), gas supply, and finish work. It is the most expensive rung by a wide margin, and it belongs in remodel budgets, not repair budgets. If the existing firebox is sound, an insert usually gets you most of the same result for much less disruption.
The gas supply: the part of the project people forget
Every rung of the ladder needs fuel, and in Florida that question has a twist: large parts of the state do not have natural gas mains in the street. If your neighborhood has gas service, the project includes running a line from your meter to the fireplace. If it does not (common in much of Florida), the answer is propane, which means a tank (often a discreet buried or side-yard tank) and a line from the tank to the hearth. Propane runs gas logs and inserts perfectly well; it just adds the tank logistics and a delivery relationship to the picture.
Either way, gas piping is regulated work with a permit and inspection attached in most jurisdictions, and it is emphatically not a DIY job: a leak inside a wall or under a slab is the kind of mistake that does not give second chances. The gas-line run is also a genuine cost variable: a fireplace on the far side of the house from the meter or tank costs more to reach than one near it, one of the main reasons two identical log sets can carry very different installed prices.
What carries over from your wood setup, and what does not
The good news: the expensive parts of your fireplace mostly carry over. The masonry structure, the firebox, the hearth, and the chimney itself all stay. With vented gas logs the existing flue keeps doing its job as the exhaust path. With an insert the flue stays too, repurposed as the channel for the new liner runs. Your chimney cap and crown continue to do exactly what they always did: keeping Florida rain out of the stack.
What does not carry over: the grate and tools obviously go, the throat damper is either clamped open (vented logs) or bypassed entirely (insert), and any wood-era problems must be dealt with before conversion rather than papered over by it. A flue with heavy creosote should be swept before gas equipment goes in. You do not want a flammable residue sitting above a new gas flame. Cracked flue tiles, a failing crown, or active leaks need addressing first: a conversion inherits every problem the chimney already has. This is why the honest first step of any conversion is an inspection of what you have, not a catalog of what you could buy.
One more carry-over worth naming: the safety habits. Gas is still combustion in your living room. Carbon monoxide alarms matter as much as ever (arguably more, because gas problems are invisible where wood smoke announces itself), and the appliance deserves periodic professional eyes just like any combustion equipment.
Permits, scope, and the sensible order of operations
Permitting for fireplace conversions in Florida is handled at the municipal and county level, and requirements genuinely vary from one jurisdiction to the next. As a general pattern, the gas piping portion of the work is the part most consistently permitted and inspected, and installing a new appliance like an insert often requires its own sign-off, while dropping a log set into an existing fireplace may be treated more lightly, but the only answer that counts is your local building department’s. A pro who works your area regularly will know the local drill.
On cost, the ladder itself is the explanation. A vented gas log set is the smallest scope of the three: the set and burner, plus whatever it takes to bring gas to the hearth. A gas insert is a bigger job, because it is a sealed appliance plus new liner runs down the full height of the flue and a new termination at the top. A full conversion sits above both by a wide margin, because it is construction: demolition, framing, venting, gas supply, and finish work. The gas supply situation swings all three: an existing line near the fireplace is the easy case, a new run across the house or a new propane tank is not. The way to turn that ladder into a real figure is a free estimate stating the proposed price after someone has looked at your actual fireplace, flue, and gas access.
The sensible order of operations, then: decide which rung of the ladder matches how you will actually use the fire; arrange the appropriate evaluation of the existing chimney; and get the proposed equipment, gas-supply, venting, and permit responsibilities in writing before work starts.
