The firebox and lower flue follow when water runs down them regularly, showing up as dark staining, a persistent damp smell, and rust blooming across the damper and grate.
Outside the system is where it gets expensive. White and fuzzy vs white and crusty: efflorescence
Not every white patch on brick is mold. Efflorescence — the crusty, powdery white deposit common on Florida masonry — is minerals, not biology. Water moving through brick dissolves salts inside it; when the water evaporates at the surface, the salts stay behind as a white bloom. Rub it between your fingers and efflorescence feels like fine grit and crumbles to powder; mold tends to smear, and usually brings green, gray, or black coloring and a mustier smell.
Here is the important part: even though efflorescence is harmless in itself, it is proof that water is passing through your masonry — the mineral trail is literally the evaporation residue of an active moisture route.
